عنوان فارسی تحلیل عوامل موثر در مدیریت برنامه‌ریزی ساخت‌و‌ساز مجتمع‌های مسکونی مبتنی بر پایداری در ایران
چکیده فارسی مقاله       امروزه توسعه پایدار به مقوله مهم در تامین نیازهای شهری، جهت دست‌یابی به جامعه‌ای شادتر و محیط‌زیستی سالم‌تر تبدیل شده است. در سطح جهانی، برنامه‌ریزان از طریق ارائه چارچوب برنامه‌ریزی پایداری، به مدیریت ساخت و ساز و اولویت‌بندی معیارهای پایداری پرداختند. با توجه به رشد روزافزون جمعیت و ساخت و ساز توده‌ای مجتمع مسکونی در فضای شهری، تبعیت از معیارهای پایداری زیست‌محیطی و نیل به هدف توسعه پایدار در کشور ما به یک الزام تبدیل شده است. لذا، مقاله حاضر سعی بر آن دارد که با مدیریت اولویت‌های معیارهای پایداری در ایران، دستیابی به ارزیابی سیستماتیکی ساخت و ساز پایدار را ممکن سازد. در نتیجه، با شناخت هرچه بیش‌تر معیارهای پایداری زیست‌محیطی و اولویت بندی اهمیت این معیارها طبق نیازهای ساخت و ساز در جامعه ایرانی، می‌توان منبعی را برای برنامه ریزان ایجاد نمود. این پژوهش کاربردی و هدف آن ایجاد چارچوبی مناسب برای تصمیم‌گیری برنامه‌ریزان، جهت رسیدن به رویکرد پایدار در طراحی مجتمع‌های مسکونی در شهرهای ایران است. در این مقاله، برای کشف معیارها و مفاهیم پایداری زیست‌محیطی از روش توصیفی-‌‌تحلیلی و مطالعات اسنادی، کتابخانه‌ای و استفاده از تجارب محققین دیگر استفاده شده است تا دستیابی به مبانی نظری و ابزار پرسشنامه امکان پذیر گردد. پس از آن، با روش تصمیم‌گیری چندمعیاره، به ارزیابی اهمیت اولویت‌ها از دیدگاه متخصصین ایرانی طراحی پایدار، از طریق پرسشنامه‌هایی پرداخته خواهد شد. نتایج نشان داد که عواملی مانند ملاحظات انرژی و جو و ملاحظات مواد و منابع از جمله مهم‌ترین معیارهای پایداری زیست‌محیطی در ساخت و ساز مجتمع‌های مسکونی ایرانی است که باید در برنامه ریزی ساخت و ساز پایدار شهری مورد توجه قرار گیرد.

عنوان انگلیسی Analysis of effective factors in construction management of planning of residential complexes based on sustainability in Iran
چکیده انگلیسی مقاله Today, sustainable development has become an important issue in meeting the urban needs for a happier and more environmentally friendly community. At the global level, planners manage residential construction through prioritizing sustainability criteria as well as providing sustainability planning framework. Due to the growing population and mass construction of residential complexes in urban areas, compliance with the criteria of environmental sustainability and achieving sustainable development in our country has become a requirement. Therefore, the present paper aims to achieve a systematic sustainability assessment regarding construction by managing the priorities of sustainability criteria in Iran. As a result, by getting to know the environmental sustainability criteria and prioritizing the importance of these criteria based on the needs of the Iranian community's residential construction, a suitable guidance can be provided to planners. The purpose of this research is to provide an appropriate framework for planners' decision making in order to consider sustainability and achieve a suitable approach in sustainable design of residential complexes in Iran. In this paper, the investigation of the criteria and concepts of environmental sustainability has been done through descriptive-analytical method and documentary studies, library and researchers' experiences in order to achieve the theoretical foundations and questionnaire. Afterwards, by using multi-criteria decision-making method, the questionnaire will be used to assess the importance of priorities from the perspective of Iranian sustainabiloity designers. The results showed that Also, factors such as energy and atmosphere considerations, and materials and resource considerations are amongst the most important environmental sustainability criteriain terms of construction, which should be considered in the planning of sustainable construction of residential complexes in Iran.
